Vacancy Law
Is the selling process of your house taking longer than you had anticipated? Then it might be an option to temporarily rent it out through the Vacancy Law. Huis Verhuren Zaandam is happy to discuss the possibilities with you.
Vacancy Law Zaandam
In order to rent out a house that is up for sale under the Vacancy Law, it is required to apply for a permit at the city council of Zaanstad. The costs for the application are approximately €60, and it can take a few weeks before the permit is granted. A permit allows the property to be rented out for a maximum period of five years.
Renting out under the Vacancy Law is only allowed if:
- The property has a residential purpose
- You are able to prove your ownership of the house
- The house is clearly and visibly up for sale
- No one is registered at the address
- You are not renting out more than two houses at a time
Make sure to also ask for permission from your mortgage lender and notify your insurer.
Benefits of renting out under the Vacancy Law
The most important benefit of leasing under the Vacancy Law in Zaandam is the fact that you receive a rental income while the house is still on the market. You can also set the rental price yourself and you only need to offer limited rental protection. This means that the rental agreement can be terminated more easily once the house gets sold. Another benefit of leasing under the Vacancy Law is the fact that the house is still occupied and therefore less susceptible to vandalism or burglary.
